Did you know that ‘Amed’ is the name of just one village – that eventually became the name commonly used for this entire region in Bali? The villages of Amed, Tukadse and Jemeluk are located in the most developed part of Amed, commonly referred to as the “town center.” This area has the highest density of restaurants, cafes, bars, hotels, homestays, shops and dive centers. Additionally, the beaches in this part of Amed Bali are famous for their snorkelling, fishing, and beautiful sunset views of Mt Agung. You will also find iconic venues like Sunset Point and Blue Earth here (Jemeluk). The property prices in this area reflect the limited supply and many investors are now looking at the surrounding neighbourhoods – where there is less development but are still within a short scooter ride to the town center.

Bebayu Beach is situated near the popular area of Amed Bali called Melasti, which has many cafes, a Muay Thai boxing gym and other amenities. Bebayu also has its own beach area that is, for the most part, undeveloped. As a limited number of blocks are available with picturesque views of the mountains and ocean in the wider Amed region, savvy investors are now turning their attention to Bebayu, which is expected to become the next hot spot.

Melasti has experienced significant growth in the past 5 years, and has now become one of the most desirable areas in Amed. This is mainly due to the construction of a new road and the presence of various amenities such as Good Stuff Eco Cafe, Muay Thai boxing, Island Girls Spa, and it’s close proximity to the Bali Sehat Medical clinic land as well as the Amed town center. Moreover, many of Amed’s most beautiful beachfront villas can be found in Melasti Beach. Investment opportunities in the area are limited due to its increasing popularity. Melasti 2 is nestled between Melasti and Bebayu in Amed Bali – It is a small area that is popular for private villas due to its secluded vibe, residents enjoy the rice fields and breathtaking views of Mt Agung, yet it is just a few minutes away from all the amenities of Melasti. Property investors in this area have experienced significant appreciation in their property values as more and more people are discovering this hidden gem.

Bunutan is a picturesque area of Amed Bali with rolling hills, ocean views and even some inland rice paddy views. The area has a relaxed feel and is home to some key Amed amenities like The Griya and the ADI Shop, residents and visitors also enjoy a close proximity to famous dive sites like the Japanese Shipwreck. After Buntan, there is a small bay called Lipah. The beach at Lipah is a favorite among visitors and residents for its white sands and family-friendly swimming and snorkeling. Lipah is a small beachy neighborhood of Amed Bali that has attracted new western style cafes like People’s Point. Residents and visitors enjoy the “small town” feel of Lipah as well as its close-knit community. Around the bend from Lipah, you will reach Lean where development is minimal, providing many opportunities for investors.

Tulamben is a charming village located north west of Amed town center, offering a range of investment opportunities with breathtaking coastal views and larger plots. The village has a growing number of restaurants and bars, making it an ideal spot for people seeking both relaxation and adventure. One of the main attractions in Tulamben is the wreck of the Liberty, a US Army Transport ship that was torpedoed by a Japanese submarine in 1942. The wreck is located just off the shore and is considered one of the most popular dive sites on Bali. During high season, up to 100 divers visit the wreck every day.
